Summary:
As a Maintenance Technician I, you are responsible for preparing vacant apartments for occupancy.
This includes painting, drywall repairs and maintenance repairs.
A successful Maintenance Technician I is able to maintain a diligent work pace without compromising work quality and meets deadlines consistently.
A Maintenance Technician I is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work.
In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.
Primary
Responsibilities:
Prepare all vacant apartments for occupancy including but not limited to:
painting, drywall repair, trash out, mechanical, plumbing, and electrical repairsPerform basic system repairs on electrical, plumbing, hot water heaters, HVAC systems, appliances, etc.
Perform detailed work with carpentry, drywall repairs and interior/exterior painting, etc.
Learn to distinguish when full-paint or touch-up paint is needed, as well as knowledge and ability to identify correct paint sheen and colorPerform repairs on plank, vinyl and carpet flooringPerform daily grounds maintenance of the property including picking up and disposing of all trash, pet defecation removal, maintain pet waste stations, and sweeping walkwaysMust utilize personal cell phone and specified apps as part of your daily roleMust use personal vehicle to go between properties as assigned during work hoursMust take part in the on-call rotation, as scheduledWilling and able to help the Service team with service requests or other projects when neededEnsure market ready apartments, common areas and amenities are clean and maintained daily to Weidner's quality standardsAccompany vendors to vacant and/or occupied units, as neededMonitor supplies and maintain equipmentEnsure maintenance shop/custodial area is clean, organized, and professionally presentable at all timesFollow all company key logging and storing proceduresRegular and effective communication with Maintenance Manager, Area Service Manager and other teammatesPromote safety and use of Personal Protective Equipment (PPE) to minimize exposure to hazards that cause workplace injury and illnessInspect, respond to, and follow up with safety issues, accidents, liabilities and emergency situations immediately
Qualifications:
1 -2 years residential maintenance experience required1- 2 years of painting and drywall repairs preferredBasic mechanical aptitude requiredAble to lift and carry up to 80 pounds, climb ladders and climb multiple flights of stairs at a timeAble to use appliance dolly, push/pull up to 200 poundsAble to work outdoors in all weather conditionsAble to be on feet constantly for entire work shift, if applicableBasic knowledge of electrical, plumbing, carpentry, appliances, building systemsComplete tasks in a safe and efficient mannerAbility to work in a fast-paced environment with strong motivation to learn & contribute on a daily basisAble to give professional directions clearly in person, over the phone, email, and textExperienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)Yardi and ADP experience preferred; Willing and able to learn new software programsFollow Weidner's Mission, Vision and Values and comply with all Weidner policies and procedures as well as all Fair Housing, local, state, and federal lawsPrompt, regular attendance; wear company dress code / uniform & maintain professional appearance at all timesWork effectively and cooperatively in a team environment and/or independentlyAbility to work outside of normal scheduled hours as neededWilling and able to be assigned to other Weidner properties as neededWorking knowledge of English; detail oriented, well organizedMust agree to a criminal background check and sign an agreement for voluntary drug testingMust have access to personal vehicle and/or reliable transportation, at all timesUS driver's license, vehicle and vehicle insurance must be valid and unexpired at all timesAbout the Company:
